Frequently asked questions
Do I still pay ground rent?
For most new long residential leases granted from 30 June 2022, ground rent is a peppercorn — effectively zero. Older leases may still charge ground rent, sometimes with escalation clauses. Enter the figure from your lease.
What does the service charge cover?
Maintenance and repair of communal areas, buildings insurance, management fees and sometimes a reserve fund for major works. The landlord must be able to show the charges are reasonable.
What is a sinking (reserve) fund?
A pot built up over time to pay for large future works such as roof or lift replacement, smoothing what would otherwise be sudden large bills. Not all leases have one.
Can I challenge a service charge?
Yes. If you believe a service charge is unreasonable, you can apply to the First-tier Tribunal (Property Chamber). The Leasehold Advisory Service offers free guidance.
